This pretty stone built house is in the heart of a very pretty village with views over the central attraction the moated chateau!

Imagine if you will 2 village houses knocked through to make one, this is essentially what you have here, but because the property is built on a slight incline and there is an exterior utility room on the ground floor between the two houses the connection is made on the first floor. Entrance to the property is directly into the fitted kitchen. The floor is tiled and the room boasts exposed beams and exposed stone walls. Leading from here is a small room that could be used as a pantry/utility room and off this room is the downstairs shower room and toilet which is connected to septic tank. From the kitchen the curved old oak staircase takes you to the first floor where most of the living accommodation is. The small landing gives access to the master bedroom and the living. The bedroom has views of the chateau, wonderfully restored old oak floorboards, fireplace, exposed beams and door connecting to the bathroom the bedroom is approx 30m2. The bathroom is large (12m2) and is fitted with a bath, toilet and sink, there is also a second door leading onto the living room (35m2). The main feature is a raised stone fireplace with wood burner which is also being left. There is new parquet flooring, lots of exposed stonework and of course the obligatory beams. At one end of this room is a staircase to the study which interconnects with the second bedroom. The bedroom is approx 24m2; the study is a little smaller with 2 internal stained glass windows over looking the stairwell. Back downstairs into the living room and it is here that you have access to the rest of the property, going through a doorway you find yourself on a half landing, go down about half a dozen steps and you are in a very large room (65m2) which has a front door, tiled floor and is being used as a second living room at the moment. Back up to the half landing and you are in a really amazing room, same measurements as the one below, with 2 big windows over looking the chateau with the coin stones showing, wooden floors, and exposed beams This room has a great feel about it and would make a fabulous bedroom, it was the intention of the current owners to put a four poster bed in here but like all things it never got done. I can tell you though even with a four poster bed the room would look enormous! The house has oil fired central heating and the boiler and oil tank are housed in the outside utility room which also had plumbing for a washing machine.

As this property is in the heart of the village there is no garden but there is a small area to the front that in turn leads onto a small square that you can sit out on and set up a table and chairs, what better way to eat al fresco than under the imposing backdrop of the chateau with it’s black and white swans swimming along the moat. NOTAIRES FEES: 15,420 EUROS
